Sell your house on your terms, without the stress.
Behind on payments, inherited a house, moving, or just done? We buy houses directly in any condition and give you real options: cash, terms, or a mix.
- Fair, no-obligation offer
- No repairs, commissions, or showings
- You choose the closing date (subject to title)
Is this you?
- "I'm a few payments behind and the letters keep coming."
- "Mom's house is sitting empty and we don't know where to start."
- "The tenants left it a mess. I'm done."
- "We're moving and can't carry two payments."
- "It needs more work than I can afford."
You're not alone, and you have more options than you think.
In any condition. In any situation.
Pretty or ugly, vacant or full, current or behind, free and clear or upside down. Whatever's going on with the house, or in your life, we'll listen first and then lay out the options honestly. If we're not the right fit, we'll tell you who is.

The bills keep coming. The house keeps needing something.
Most people who call us aren't looking for a "deal." They're tired. Maybe it's a payment that got away from them after a job change or a medical bill. Maybe it's a house full of a parent's things. Maybe it's a rental that's cost more than it's made.
We sit down, listen, and show you every path we can see, including the ones that don't involve us.
Talk Through My OptionsMore than one way to sell
Most buyers only offer cash. We look at several structures and show you which ones fit.
Cash Purchase
- What it is
- We buy the house outright with our own funds. No bank approval, no repairs, no showings.
- Who it fits
- Sellers who want speed and certainty, or homes that need work.
- What you get
- A cash price, a closing date you choose (subject to title), and we cover typical seller closing costs.
Take Over Payments (Subject-To)
- What it is
- We buy the house and take over the monthly mortgage payments on your existing loan, which stays in place.
- Who it fits
- Sellers with little equity, behind a little, or who need to move before they can sell retail.
- What you get
- Relief from the monthly payment, often a faster exit, and possibly money for back payments or moving, depending on the deal.
Owner Financing
- What it is
- You act as the bank. We pay you monthly over an agreed term, then pay the balance in full.
- Who it fits
- Owners of free-and-clear (or nearly paid-off) homes who'd like steady income.
- What you get
- Often a higher total price than cash, monthly income, and possible tax advantages to discuss with your CPA.
Hybrid: Cash + Terms
- What it is
- Part cash at closing, with the rest paid over time or when we sell or refinance.
- Who it fits
- Sellers who need some cash now but want more than a straight cash price.
- What you get
- Money at closing plus a larger total payout over time.
Novation / Retail Partnership
- What it is
- We sign an agreement to improve and market the home for top dollar, then pay you an agreed amount when it sells.
- Who it fits
- Sellers with equity who want closer to retail but can't fund repairs or deal with the process.
- What you get
- Potentially a higher net than an as-is cash sale, with no repair costs out of your pocket.
Lease Purchase
- What it is
- We lease the home with the agreed right to buy it later at a set price.
- Who it fits
- Sellers who aren't in a rush, aren't in foreclosure, and want payments now and a sale later.
- What you get
- Monthly payments, someone else caring for the property, and an agreed future sale.
Every option is reviewed case by case and depends on the property, the loan, and title. Not every option fits every home. Some, like lease purchase or leasebacks, are not offered to homeowners in foreclosure. Talk with your own attorney or tax advisor before signing anything.
Selling direct vs. listing with an agent
| Selling to PLG | Listing on the market | |
|---|---|---|
| Commissions | None on a direct sale | Typically a percentage of the sale price |
| Repairs & cleaning | None. We buy as-is | Often needed to sell or pass inspection |
| Showings | One walkthrough | Many, on buyers' schedules |
| Financing risk | No bank approval needed for cash | Buyer loans can fall through |
| Closing date | You choose (subject to title) | Set by buyer and lender timelines |
| Price | Fair offer reflecting as-is condition and speed | Often higher for move-in-ready homes |
Every situation is different. If listing will net you more and you have the time, we'll tell you.
A local who has rebuilt homes, and neighborhoods, here since 2012
Jason has been an entrepreneur since 2009 and in real estate since 2012, licensed since 2017. He and his wife started by restoring abandoned, shell-condition houses on the north side of Winter Haven, homes that local families went on to buy and make their own.
Today he helps Polk County homeowners through hard seasons: a loss, an inheritance, falling behind, a move, or just being ready for what's next.

What sellers say
Straight answers
Do you guarantee a price?
No one honestly can before seeing the house. We review the property, the loan, and your goals, then make a written offer. You decide, with no obligation.
How fast can you close?
It depends on title and your situation. Many cash sales can close in a few weeks, and we can also wait if you need more time. You pick the date, subject to title.
Do I need to make repairs or clean out?
No. We buy as-is. Leave behind what you don't want.
Are there fees or commissions?
On a direct sale to us, there's no agent commission and we never charge sellers upfront fees. We typically cover standard seller closing costs, itemized in your written offer.
I'm behind on payments. Can you help?
We're a buyer, not a foreclosure consultant or lender, and we can't promise to stop a foreclosure. What we can do is make an offer to buy, sometimes by taking over payments, and point you to HUD-approved housing counselors and attorneys for free advice.
Why would I sell to you instead of listing?
Listing often gets the highest price for move-in-ready homes, and we'll tell you if that's your best move. A direct sale trades some price for speed, certainty, and no repairs, commissions, or showings.
Tell us about your property. Get your options.
It takes about 3 minutes. The more you share, the more options we can put on the table: cash, terms, or a mix. Jason or our team reviews every submission personally and will reach out to talk it through.
- No repairs, no cleaning, no showings
- No agent commissions on a direct sale
- You pick the closing date (subject to title)
- Zero pressure. If it isn't a fit, we'll tell you.
