Your house. Your goals. Several ways to get there.
Cash is just one tool. Here are the structures we evaluate for every property, side by side.
Cash Purchase
- What it is
- We buy the house outright with our own funds. No bank approval, no repairs, no showings.
- Who it fits
- Sellers who want speed and certainty, or homes that need work.
- What you get
- A cash price, a closing date you choose (subject to title), and we cover typical seller closing costs.
Take Over Payments (Subject-To)
- What it is
- We buy the house and take over the monthly mortgage payments on your existing loan, which stays in place.
- Who it fits
- Sellers with little equity, behind a little, or who need to move before they can sell retail.
- What you get
- Relief from the monthly payment, often a faster exit, and possibly money for back payments or moving, depending on the deal.
Owner Financing
- What it is
- You act as the bank. We pay you monthly over an agreed term, then pay the balance in full.
- Who it fits
- Owners of free-and-clear (or nearly paid-off) homes who'd like steady income.
- What you get
- Often a higher total price than cash, monthly income, and possible tax advantages to discuss with your CPA.
Hybrid: Cash + Terms
- What it is
- Part cash at closing, with the rest paid over time or when we sell or refinance.
- Who it fits
- Sellers who need some cash now but want more than a straight cash price.
- What you get
- Money at closing plus a larger total payout over time.
Novation / Retail Partnership
- What it is
- We sign an agreement to improve and market the home for top dollar, then pay you an agreed amount when it sells.
- Who it fits
- Sellers with equity who want closer to retail but can't fund repairs or deal with the process.
- What you get
- Potentially a higher net than an as-is cash sale, with no repair costs out of your pocket.
Lease Purchase
- What it is
- We lease the home with the agreed right to buy it later at a set price.
- Who it fits
- Sellers who aren't in a rush, aren't in foreclosure, and want payments now and a sale later.
- What you get
- Monthly payments, someone else caring for the property, and an agreed future sale.
Every option is reviewed case by case and depends on the property, the loan, and title. Not every option fits every home. Some, like lease purchase or leasebacks, are not offered to homeowners in foreclosure. Talk with your own attorney or tax advisor before signing anything.
