Understand the timeline
Florida uses a court (judicial) foreclosure process, which usually takes several months or longer after the first missed payment. That time is valuable. Open every letter, write down every date, and don't ignore court papers.
Your options
Reinstatement (bring the loan current), forbearance or a repayment plan, a loan modification, a refinance if you have equity, renting the home, selling it (traditionally, as a short sale, or directly), or a deed-in-lieu. A HUD-approved housing counselor is free and a great first call: 1-800-569-4287.
Watch out for scams
Be careful with anyone who asks for an upfront fee to 'save' your home, tells you to stop talking to your lender, or asks you to sign your deed over for a promise to fix things later. In Florida, foreclosure-rescue fees collected before services are done are generally illegal.
